If you look to the top left of the main page you will see a list of options...click on the Newcomers option and it will take you to the page for housing info. This is what's going on in South Patrick Pelican Coast Housing, which is where we live.
South housing is not directly on base but a minute from it. They privatized the area in October, but as long as they can keep 95% military occupancy they will not allow any other people in. Your BAH goes directly to the leasing agent who is building the new homes. They have already started tearing down the old fenced off units. The first model unit is not supposed to be ready until November 2004.
"On base" housing is all duplexes, as is South housing, but 'on base' housing is a lot less private. Here are some comparisons, South housing is not widely advertised by the Patrick Housing office, so be sure to ask them about it. It IS available to everyone!

The bedrooms here in South housing are larger than those in North/Central housing in my opinion. Our master bedroom is 11 x 13. Spare bedrooms are 101/2 x 11 and 9 x 101/2.
I've been to the MKC on the boats house, his wife is the Ombudsman, and their 3rd bedroom is very small. They have a single bed and dresser in it and is cramped.
We have double closets in all rooms, 2 linen closets in the hall and a coat closet. Our LR is 12 x 16. Family/Sun room is 11 x 12. Some people have even gone as far as making their family room an extra BR.
The dining area is 81/2 x 9. Our kitchen is L-shaped and it's not huge by no means, but it's not unbearable. The front window area holds the sink and fridge in an 8" span. Behind you in a perpendicular fashion is 41/2" of counter space with a pantry cabinet at the end and cabinets above. There is an opening under this counter with 5 drawers to the side. Across from this is the electric range with counter space on each side, cabinets above and below on either side. I have a microwave, convection/toaster oven, bread box, coffee pot, canisters and spoon canister spread out in the kitchen and it doesn't bother me too bad. Washer and dryer hook-ups are in the garage, but indoors in on-base housing.

The North and Central Units are nicer because they are newer, but I've heard complaints of leaks-none recent. The houses are very close together and there is limited privacy. That is why we chose the South housing area. It felt a little more like home instead of apartments.
There are parks for the kids in both areas. On base housing is on the river. South housing is a block from the ocean.
There is a Fix-It shop on base that provides "on base" residents with the necessary equipment to do minor repairs. They carry weed & feed, grass plugs, fluorescent lights, wheel barrels, gardening tools, carpet cleaners, etc. The Fix-It shop on base does have free plants in the Spring. You're limited on how many you get by what size lot you're on. We were always allowed 32 plants twice a year and I think 4 bags of mulch. They have soil also and you can have dirt brought in. The on base housing has Yard-of-the-Month during the Spring up until July I think. We also have a "General Store" here for South Housing that not yet has as many things available, but they are getting there.

The leasing office for South housing is on Carolina Street. The leasing company is Pelican Coast. The leasing manager is Linda Doty-Barlow and she is very nice and helpful.
